Why the east breaks differently

We work out of Mitcham VIC 3132, which is roughly the middle of all this — so the suburbs below are a drive, not a trip.

Melbourne's eastern suburbs are not one housing stock, and the timber problems change as you move out. Knowing which belt a house sits in tells you a lot about what has failed before anyone opens a gate.

Through the postwar brick-veneer belt — Blackburn, Mount Waverley, Burwood, Ashburton — the brick is usually fine and the timber is what gives out. Window frames, fascia and barge boards from that era are commonly softwood, and the south and west elevations take the weather. That's where the rot starts: a sill that's gone spongy at one end, a fascia board soft behind the gutter line.

The 1970s and 80s stock through Doncaster, Templestowe, Donvale and Vermont brings a different list. Big timber-framed sliding doors that have dropped, swelled or lost their weather seal, and rear decks now well past the end of their working life — boards flexing underfoot, bearers and joists that need a proper look before anyone decides whether it's a board job or a rebuild.

Closer in, the interwar and Californian bungalow streets of Camberwell, Balwyn and Surrey Hills are mostly a repair proposition rather than a replacement one. Sash windows, front doors, porch timbers and internal joinery from that period were built out of good timber and are usually worth fixing rather than tearing out — which takes longer than a swap, and is generally the right call.

What we get called out for in the east

Most of it is small timber work, and most of it arrives as a list rather than a single job. Rotten door jambs and sills. Doors that stick or won't latch after a wet winter. Deck boards that have gone soft. Fascia and eaves timber. Gates that have dropped. Fence palings, rails and posts.

Will you come out for a two-hour job?

Yes. Small timber work is a good part of what we do out east — a rotten jamb, a dropped gate, a few deck boards. There's a $180 minimum for any visit, so if you have several small jobs, list them all when you call and we'll do them in the one visit rather than several.
