The repairs we do

Timber on a Melbourne house fails in the same places: fascia and eaves where gutters overflow, door frames and sills where water sits, and the bottom of anything close to the ground. Left alone, rot spreads from a trim board into the frame behind it.

We come out, probe the timber properly to find where the rot stops, and give you a fixed price in writing for cutting it out and replacing it with sound timber, primed and ready for paint.

How a maintenance visit usually runs

Most calls start with a short list — a sticking door, a soft patch on the deck, a gate that no longer latches — and a couple of photos texted to the same number. We’ll confirm whether the suburb is in our belt (or check it yourself on the service area page), book a free on-site look, and walk the list with you so nothing gets missed.

On site we diagnose first. Soft timber gets probed so we know whether you’re replacing a board or chasing rot into the frame. A door that won’t close gets checked for hinge wear, settlement and swelling before anyone talks about a new leaf. You’ll leave with a fixed price in writing for the scope we agreed — not an open-ended hourly guess — and a clear note on what we won’t touch (electrical, plumbing, gas).

We’re carpenters and we’re upfront about scope. If the work grows past what carpentry covers, we’ll say so and help you plan the next step rather than stretch a half-day into something it isn’t.

Landlords can send the maintenance request as-is; homeowners can text photos and a suburb. Either way: one contact, plain invoice, make-good photos when you need them for the owner or the agent.

What we don't do

We're a carpenter, not an all-trades service, and it saves everyone a wasted morning to be straight about the line. If the job is in timber — structure, doors, decking, fences, trim, fixings into walls — it's ours, and we'd rather have all of it in one visit.

Electrical, plumbing and gas are licensed trades and we don't touch them. No power points or light fittings, no taps or waste pipes, no hot water units, no gas appliances.

Where a job needs a sparky or a plumber alongside the carpentry, we'll tell you at the quote rather than halfway through the morning. That's most often a kitchen or laundry job where the cabinetry is ours and the connections aren't, or rot around a leaking pipe that will simply come back if the leak isn't fixed first.

Landlords and property managers

A good share of this work comes from landlords and managing agents — usually a tenant maintenance request nobody has laid eyes on yet. You’re deciding on a repair you can’t see, for a property you’re not standing in.

We make that manageable: photos of the fault before we start and of the finished make-good, a plain invoice that can go straight to the owner, and one named contact — the carpenter who quotes is the carpenter who turns up.

If a tenant has flagged three things and only one is urgent, say so — we’ll do the urgent make-good first and quote the rest.
